Villa Mirador is accessed by a long private driveway. It is located amongst olive groves directly next to the 'National Park' countryside with uninterrupted views of the Bay of Roses to the South and mountain views to the West with beautiful sunsets. (The mountains are usually snow-capped from November to April).
This is an all year round holiday villa with central heating and a wood burner in addition to air conditioning

Enjoy exclusive use of this newly-renovated South facing luxury villa and infinity pool with spectacular views of sea and mountains enjoying an elevated position directly next to the countryside, not overlooked by any other property, in the foothills of the Pyrenees. 5 minutes to nearest beach. Sleeps 6/8 (additional cot can be provided). The villa has been renovated to a very high standard throughout and enjoys panoramic views from most rooms.

	The Master Bedroom: Large double bed with French doors to South facing terrace with views over the Mediterranean & Pool, and electric blinds. Fitted wardrobes and room for a cot or additional child's bed, Ensuite to master bedroom- twin basins, large walk-in shower, separate WC.
	Bedroom Two: Double bed, air-conditioning, fitted wardrobe, electric blinds and French doors to South facing terrace as master bedroom.
	Bedroom Three: Double mezzanine bed (raised double bed, not suitable for very young children) plus 2 additional single beds. Air conditioning and fitted wardrobe.

	Family bathroom: Full sized bath with shower attachment, separate shower cubicle and basin, WC
	*Downstairs:* Newly fitted Semi-circular Kitchen with direct access to the pool and outside barbecue/eating area. This is a large modern fitted kitchen, including table for 8 people. Black granite work surfaces with breakfast bar seating 3 people. Panoramic views and direct access to outdoor eating area. Large gas range cooker with extractor hood, 2 fridges, freezer, microwave, dishwasher, kettle etc. Air conditioning. A high chair can be provided upon request.
	Bedroom Four with ensuite bathroom: Double bed, wardrobe, air conditioning, electric blinds. Two sets of French doors lead directly from the bedroom onto decked area next to infinity pool.
	Shower room: Large walk-in shower, WC, basin and washing machine
	Outside:
	10 x 4 metre Infinity Pool with full width steps into shallow end

	The plot of 2000 square metres has extensive gardens Mainly wooded and steeply sloping gardens.

IMPORTANT NOTE: The pool, pool area, adventure playground and gardens are not suitable for very young children. Adult supervision is advisable at all times. Although the pool and terrace are on the same level there are a lot of steps in the rest of the garden.

Terms:

Prices shown are for a maximum of 8 people. The villa can sleep 10 people upon negotiation and extra cost.
Changeover day Saturday during peak season, negotiable other times. €500 booking deposit required per week booked.
Final balance plus €500 euros security deposit is payable at least 8 weeks before arrival.
Security deposit will be returned within 4 weeks if the property is left in an acceptable condition.
€180 final cleaning charge payable with final balance.
Payment can be made in Sterling equivalent at exchange rate on day of booking/paying final balance. Villa cleaned prior to arrival.
Bed linen and towels provided. Please bring beach towels. Mid- week clean can be arranged at small extra cost. Pets negotiable. A small extra charge will be made for pets..

Local Information:

Mas Fumats is located about five minutes from Roses, which has numerous bars and restaurants.
The nearest sandy beach is also 5 minutes drive away, as is the nearest supermarket.
There is a huge choice of sandy beaches in the local area from wide sandy, child-friendly beaches to totally isolated coves on the Cap de Creus Nature Reserve. There are beautiful coastal walks and you can walk directly from the villa across the hills.
Water sports include kite-surfing, scuba diving etc and 10 minutes away you will find the sky diving centre at Empuria-Brava.

Local attractions include Aqua Brava water park and go-karting. Horse riding, cycling and bird watching are also popular local pursuits. Peralada Golf course is only 20 mins by car. In the Winter it is possible to ski within 2 hours driving. The world famous restaurant El Bulli is approx 15 minutes drive. The famous Salvador Dali towns of Cadaques and Figueres are 15 mins and 20 mins drive.
The villa is also located about 30 minutes from the French border. We feel a car is essential to enjoy your holiday.
